Jay Raphaelson, co-founder of EnergyWatch, is a utility rate specialist with over 30 years in the energy services industry. He assists clients in the purchasing of electricity and has successfully capitalized on expense reductions through deregulation and the facilitation of various energy purchasing incentives. EnergyWatch is responsible for the purchase of over 400 megawatts of electricity for its clients - the largest aggregation in New York City. Additionally, EnergyWatch facilitated the enrollment of 50 megawatts in the ISO Curtailable Power Program.
For owners of multi-tenanted properties, Mr. Raphaelson has developed a unique "Utility P&L" that allows landlords to recognize utility income deficiencies. He has significantly increased utility related income for his clients by evaluating and restructuring tenant metering and billing procedures. He currently represents over 90 million square feet of property in New York City.
Prior to founding EnergyWatch, Mr. Raphaelson was the Managing Director of Insignia/ESG Energy Services, the firms' in-house energy management consulting group. Additionally, Mr. Raphaelson formed and was President of a prominent utility rate consulting and submetering firm in New York City for 17 years. He co-developed the Utilitract, the first widely used remotely read electric submetering system. Developed in the mid-1980s, some of these systems are still being utilized today.
Diana Sweeney has 20 years of industry experience encompassing a background in both energy services and commercial real estate management. In December 2000 she co-founded EnergyWatch Inc.
She represents large commercial clients - owners of both owner occupied and multi-tenanted properties. As deregulation changed the methodology of charging tenants for electricity, Ms. Sweeney used her expertise to create lease provisions to reflect the current market and to contemplate potential changes in the energy market. She oversees commodity procurement contract negotiations with the various providers on behalf of EnergyWatch's clients. She also developed the "Target Pricing Analysis" tool to simplify the electricity purchasing decision-making process for EnergyWatch clients.
After September 11, 2001, the Port Authority contemplated a program of providing 80 megawatts of low cost power to displaced tenants of the World Trade Center area. Diana Sweeney was instrumental in the negotiation and the implementation of the first WTC Replacement Power Contract, setting the standard for all future recipients. This process required obtaining consensus between the Port Authority of NY/NJ, the New York Power Authority, New York City Economic Development Corporation (EDC) and her client, a financial institution that uses more than 10 megawatts of electricity.
Before co-founding EnergyWatch Inc. Ms. Sweeney was the Director of Energy Services for Insignia/ESG. Prior to that role, as an Account Executive at the same firm, she was responsible for overseeing the management of numerous buildings in Manhattan. In that position she was selected 1996 Property Management Employee of the Year. As a member of the company's Legal Division for six years, she had responsibility for negotiating leasing agencies, management agreements and brokerage agreements.
Ms. Sweeney holds a Master of Science degree in Real Estate Investment from New York University and a Bachelor of Arts degree from St. John's University. She is Co-President of the New York Energy Consumers Council (NYECC) and was instrumental in the creation of that organization through the merger of the New York Energy Buyers Forum (NYEBF) and the Owners Committee on Electric Rates (OCER). In 2007 Diana became a finalist in Enterprising Women's "Women of the Year" Award.

Back to top »Andy's team meets with clients to determine their risk tolerance and objectives, and then schedules competitive bids among numerous providers for various product structures, including hedge transactions. Using a comprehensive set of in-house tools, his team analyzes each client's historical energy usage, develops hourly energy price projections, calculates appropriate energy block sizes, and recommends the best strategy for the projected market environment. Working closely with contract administration, they ensure that each provider's bid is comparable and inclusive of the same energy and utility components.
In addition to handling existing clients, Andy is leading the research effort required for expanding into newly competitive deregulated energy markets. Working side by side with our Sales Director, Andy has helped EnergyWatch to successfully expand into the PPL service territory in PA and prepare for the lifting of rate caps in PECO territory. By maintaining a comprehensive list of existing and developing deregulated territories throughout the United States, Andy makes sure EnergyWatch is prepared to properly serve existing clients and develop new business across the country.
Along with guiding clients through the process of procuring physical energy, Andy is an integral part of EnergyWatch's expansion into the national renewable energy market, which already includes clients in the EPA's National Top 50 Green Power Purchasers. Having developed relationships with a growing number of renewable energy suppliers throughout the country, he assists our clients in their purchase of Renewable Energy Credits (RECs) and carbon offset products. By employing a process of competitive bidding to procure RECs and carbon offset products, Andy helps EnergyWatch's client partners do what is environmentally responsible, while remaining fiscally responsible.
Andy spent the first year of his career trading commodity futures and options on futures, focusing mainly on the energy market. Andy has successfully leveraged this experience into the EnergyWatch procurement department, adding a sophisticated level of market analysis and research to his team's approach to hedging energy prices.
